Kelemen Caamano Investments has acquired the historic Hudson Motor Co. Showroom at 2222 S. Michigan Avenue in Chicago.This $10 million purchase is the company’s first out-of-state acquisition. The 115,000 square foot building sits on 39,000 square feet of land and is located on the westside of Michigan Avenue.2222 S. Edwards Lifesciences Corp. has bought a midsized building next to its headquarters that’s under expansion in Irvine. The Irvine-based medical device company, whose market value is nearly $24 billion and that’s Orange County’s second largest publicly traded company, completed the purchase of a two-story building this month at 1921 E. Alton Parkway. The property is in the greater airport area near the intersection with Red Hill Avenue. 26840 Aliso Viejo Parkway, a two-story, creative office building recently sold for $11,760,000 ($347 per square foot).


At the time of the sale, the property was 30% occupied with two tenants.


The 33,915 square foot office building recently received $1M in exterior and interior renovations, which attracted the buyer to make an offer.


The buyer, Seabreeze Management Company, Inc., a property management company, was expanding and looking for an owner-user opportunity. They will occupy the remaining vacant space, Suite 100 (6,628 square feet) and the entire second floor (17,288 square feet), for a total of 23,916 square feet.

96 Corporate Park, a three-story, 41,545 square-foot creative office building in Irvine was purchased as a partial owner/user investment opportunity by Bomel Construction for $15.05M.
The property is best known as the most prominent building in Corporate Park due to its visibility off Jamboree Road, adjacent to The District of Tustin Legacy. At the time of the sale, the property was just under 40% percent occupied with two long-term tenants.
“Although we weren’t prepared to sell a half renovated property, Bomel Construction was able to convince us to transact.” said Tibor Kelemen, President of Kelemen Caamaño Investments. “We believe 96 Corporate Park has already been transformed into a great asset and we wish the new owners the best success with this property.”
The sale was jointly handled by Rob Rader, Vice President of Wind Water Realty, and Gary Marquis of Coldwell Banker Commercial. Wind Water Realty represented the Seller, Kelemen Caamaño Investments.
In 2015, the building was acquired by Kelemen Caamaño Investments, recently named a top Orange County commercial developer, with the goal of renovating the outdated 30-year-old building into a highly sought-after lifestyle, creative workspace.
